Keller Williams Premier Realty - Dave Overholser - Berkeley County Homes for Sale
"Professional Results Guaranteed"
I'm a single/widowed father of 2 kids. I grew up in Berkeley County and graduated from Musselman high school in 1987. served in the USMC and recently moved back to Martinsburg from Florida. I am currently licensed in Martinsburg WV with Keller Williams Premier Realty and in FL with Signature Realty Associates . I have solutions for virtually every situation so feel free to contact me for any questions or home buying/selling needs. If you are looking to sell your home I can get your home sold fast and for top dollar using extensive online and offline marketing...and I offer Service Guarantees for Buyers and Sellers as well as an excellent incentive program for buyers.
I have been specializing in rent to own homes (lease/options) for the past 5. I have been very successful in this market and it creates a Win Win situation for both the seller and tenant buyer in certain situations..often times it can be a better solution than short sale or foreclosure if its done in time.. I have also done wholesaling and other real estate strategies.
This longevity and confidence comes from my real estate services to a great many buyers and sellers, and their recommendations to others that result in repeat and referral business that keeps me productive and successful.
As a full service Martinsburg real estate professional, I work with buyers, sellers and investors in real estate transactions spanning all of the price ranges and property types.
Residential Single Family – My residential single family services connect buyers with sellers every day, and I do it with professionalism and a total dedication to my clients. This property type is the majority of my market transactions, but by far not the only one in which I have expertise.
Multi–family – Investors are great clients for me. Multi–family properties are a very unique market. The detailed return on investment and valuation calculations investors need to evaluate properties for rental are second nature to me.
Commercial – Whether it’s a shopping mall, a small office building or a restaurant space, I'm your commercial property specialist. Contact me for your commercial property needs in the Berkeley and Jefferson County real estate markets.
Vacant Land – Land is a very special property class. It’s relatively easy to show a gourmet cook a wonderful commercial kitchen in a home and see their eyes light up. It’s more of a challenge to help a buyer or seller to realize the potential in a piece of land. I'm the best at it in the Berkeley and Jefferson County real estate markets.
How do you help buyers to find the right properties for them?
I talk with the client either over the phone or in person and listen to what they are looking for and what is most important, as well as any special options or circumstances that they need. From there I'll do a search on the MLS® and find home that match their criteria and email it to the client and I can also set them up on an auto email if they want that sends them new listings automatically that match their criteria...then it just a matter of going out and look at each one until the find the right one.
How do you make sure buyers get the best price for the property they are interested in?
I generally will do comps from a couple different sources to see how the home is priced and go from there.
What do you do to help market the properties your clients are selling?
I do a lot of online marketing and can usually get homes on the first page of google in a matter of days. I use blog, youtube videos, mobile websites, toll free info lines, text and qr codes, personal property sites, custom property domains, and more to give the home maximum exposure online, which is what most people use when they start their home search. I also have a service guarantee, communication guarantee, an easy exit listing agreement, a certified preowned program, and lease option program.
How do you ensure your sellers get the highest price?
I have a Certified PreOwned Program that takes a lot of the issues out of the home buying process and get them maximum dollars for their home.
What do you recommend sellers do to make sure their selling process is smooth?
Keep the home tidy and clutter free and take care of any known issues.

" Have you ever placed an ad to rent a property on craiglist or in the paper with no response, or unable to rent to the right tenant? Well! This was my experience before I had the opportunity to work with, Dave, who immediately scheduled an appointment to meet me, see the proper, & took pictures of the inside, outside and the street/community of the house. He posted it on several websites and within a MONTH the house was rented. It was a seamless transition from one tenant to the next and a WIN WIN situation for everyone.. I would definitely use his service again.
Thanks Dave for all your hard work and for renting the house so fast.

" We initially had our property available for sale or rent for about 4 months. We had quite a few showings, but had only one person actually fill out an application. We had to turn them down due to severe credit issues, much to my regret.
Dave saw our listing on Craigslist and approached us about offering a "rent-to-own" style lease. He helped us work up the contract, and then once we agreed, he was able to bring us a tenant in less than a week. The tenants he brought us have taken excellent care of the place, and are treating it as if it were their property--which is exactly what we want.
Initially, what Dave was offering seemed like it was too good to be true. But we had a few friends (including two attorneys) review the contract, and after some thought and prayer, decided to go with Dave's plan. We paid nothing out of pocket--instead, at the time the lease was signed, Dave was paid the option fee.
Throughout the process, Dave was professional and relaxed, and didn't exert any pressure on us to go with him, or to go with the tenants he brought.
Dave was able to bring us tenants within a week of our signing a contract with him. Needless to say, we were impressed! "
