We initially had our property available for sale or rent for about 4 months. We had quite a few showings, but had only one person actually fill out an application. We had to turn them down due to severe credit issues, much to my regret.
Dave saw our listing on Craigslist and approached us about offering a "rent-to-own" style lease. He helped us work up the contract, and then once we agreed, he was able to bring us a tenant in less than a week. The tenants he brought us have taken excellent care of the place, and are treating it as if it were their property--which is exactly what we want.
Initially, what Dave was offering seemed like it was too good to be true. But we had a few friends (including two attorneys) review the contract, and after some thought and prayer, decided to go with Dave's plan. We paid nothing out of pocket--instead, at the time the lease was signed, Dave was paid the option fee.
Throughout the process, Dave was professional and relaxed, and didn't exert any pressure on us to go with him, or to go with the tenants he brought.
Dave was able to bring us tenants within a week of our signing a contract with him. Needless to say, we were impressed!
